As standard each garden room is supplied with a sliding anthracite (dark grey) 2.4m wide patio PVC-U door.

If preferred we can exchange the sliding door for a French style anthracite (dark grey) 1.5m wide PVC-U double patio door

PVCu is a type of plastic material that is known for its durability, low maintenance requirements, and energy efficiency. Each door\s are constructed from a PVCu frame, which is reinforced with galvanized steel for added strength and security.

The high-quality anthracite profiles blend perfectly with any of the different external composite or timber garden building cladding options.

In addition, the dark grey profiles offer elegant sight lines together with high security features, incredible strength and thermal efficiency. The glass section used are A rated tinted Planitherm argon gas filled double glazed units.


Wide Opening PVC-u Window

Wide Opening PVC-u Window:

Also as standard each garden room is supplied with a wide opening (dark grey) 1.5m x 0.5m PVC-U window.

We can also supply a range of alternative wide and tall opening windows in different sizes.

In addition we offer a full range of fixed glass window panels. Available in 0.5m, 0.75m, and 1.0m widths, our fixed glass window panels can be positioned on any elevation or corner section to suit customer preference and installed by our skilled joinery team.

Many clients place them next to the sliding or patio doors to create a large glass expanse, but they can be positioned anywhere.

A fixed glass corner window creates a stunning architectural feature. This design offers uninterrupted exterior views and maximum natural light, as the full-height glass panels match the doors.


Insurance Approved Locks

Insurance Approved Locks:

Our individual aluminium reinforced PVCu sliding and patio door sections and windows are fitted with insurance approved locking mechanisms.

The sliding and patio door locking system offers a higher level of security than the standard five lever mortice deadlock, as it bolts the door into the door frame and has multiple locking points around the door section.

Insurance approved locks are locks that have been tested and certified by independent organizations to meet certain security standards set by insurers.

These locks are designed to provide a higher level of security and are often a requirement for insurance policies covering high-value items.


Timber Frame Construction

Timber Frame Construction:

All our garden rooms are manufactured using traditional timber framed walls and floor.

Timber frame construction is a traditional method of construction that has been used for centuries and is still used today.

The garden room walls are constructed using solid 100mm structural graded timber (Upgraded from our garden shed 75mm timber walls) and the floors are constructed from 120mm structural graded timber (upgraded from our shed 100mm timber floor).

The floor timbers are pressure treated and impregnated with Tanelith E wood preservative.

The internal timber floor carcase of the garden room completely covered using an 18mm industrial grade moisture resistant tongue and grooved timber floor boarding.

OSB Internal Timber Lining

OSB Internal Timber Wall Lining:

As standard Inside our quality garden rooms you will find all the walls lined with 11mm OSB timber.

Oriented strand board (OSB) is an engineered timber board which has superior strength than plywood and is ideal for the inside of a garden room.

The OSB board is a substantial interior timber lining suitable for fixing steel shelving, bike racks, TV`s, hooks and brackets to support heavy items.

The interior OSB adds strength to the overall structure and adds an additional insulation layer to the garden room building.




Professional Plasterboarding & Plastering (Optional Upgrade)

Professional Plasterboarding & Plastering (Optional Upgrade):

You can choose to have the internal walls plasterboarded and skim-plastered for a smooth, contemporary finish, or opt for both the walls and ceiling to be fully plastered throughout.

This creates a seamless interior that feels solid, permanent, and indistinguishable from a room within your main house.

This upgrade is ideal if you plan to use your garden room as a home office, gym, studio, guest space, or entertainment room, as it enhances acoustic performance, improves insulation, and provides the perfect surface for painting, feature walls, or bespoke interior design.

All plastering work is carried out by experienced tradespeople to a high standard, ensuring crisp lines, flawless surfaces, and a premium finish ready for decorating.


Internal Flooring & Skirting Boards

Internal Flooring & Skirting Boards:

As standard, all of our garden rooms are supplied with a premium oak-grain or washed grey oak-grain laminate flooring.

Each floor is installed complete with a high-quality foam underlay, providing added comfort, warmth and sound insulation underfoot.

To ensure a truly finished interior, we also install pre-painted skirting boards around the entire internal perimeter of the garden room, delivering a clean, refined look from the moment your space is handed over.






Internal Electrical Installation

Internal Electrical Installation:

As standard, all of our garden rooms are supplied with a full internal electrical installation.

This includes a dedicated consumer unit, four double electrical sockets, a light switch, and a 600mm x 600mm LED light panel. All internal wiring is neatly concealed within the cavity walls for a clean, seamless finish.

A fully qualified electrician will certify all internal wiring and electrical components, ensuring everything is ready for connection to your property.

Please note that connection to the main house supply is not included; however, we would be happy to arrange a separate quotation from our electrician should you require this service.



High Performance Breathable Membrane

High Performance Breathable Membrane:

The composite garden room walls are wrapped in a specialist high performance waterproof breathing membrane.

A waterproof breathable membrane is a material used in construction to protect buildings from moisture while allowing water vapor to escape.

The membrane is made up of a thin layer of microporous material that is designed to be both waterproof and breathable. This allows moisture to escape from the building while preventing water from penetrating the membrane, preventing the build-up of condensation within the walls or roof and reduces the risk of mould growth and other moisture-related problems.

Our composite and timber garden garden rooms additionally incorporate double vented timber walls allowing air to circulate, enabling the structure to breathe.


Fully Insulated Walls and Floor

Fully Insulated Walls and Floor:

A fully insulated walls and floor refer to a building that has all of these elements insulated in order to prevent heat from escaping during the colder months and to keep the space cool during the warmer months.

The garden room structural timber floor and wall sections contain 75mm Knauf RS45 thermal acoustic insulation. (Upgraded from our shed 50mm thermal insulation)

The insulation material is installed between the wall and floor studs, and a vapor barrier is used on the exterior walls to prevent moisture from getting inside the walls or ceiling.





Roof Construction & Drainage

Roof Construction & Drainage:

Our composite garden room roofs are constructed using robust 120mm profiled, fully insulated trapezoidal roof panels - a significant upgrade from the 40mm panels typically used on basic shed-style buildings.

These advanced, interlocking insulated panels are supplied in Anthracite (dark grey) on the external face, with a clean white internal finish to maintain a bright, modern interior.

The roof is designed as a single-pitch structure with a discreet fall from front to rear, ensuring efficient water run-off. Dark grey aluminium roof edge trims are fitted as standard, providing both long-term waterproofing and a sleek, contemporary appearance.

To complete the system, rear guttering and a matching downpipe are included and installed as standard with every order, ensuring effective rainwater management and a fully finished result.

Fibre cement boards are a high-quality, low-maintenance and water-resistant cladding solution that have been manufactured to withstand harsh weather conditions with little expansion or contraction.

One of the benefits of fibre cement composite cladding is its durability. It is resistant to moisture, insects, and rot, which makes it a low-maintenance option for building exteriors. It is also eco-friendly, as it is made from natural materials and can be recycled at the end of its useful life.

Smooth composite cladding is a type of cladding that is used on the exterior of buildings to provide a sleek and modern appearance.

Manufactured using a combination of 60% recycled hardwood fibres and 40% recycled plastic, our smooth composite cladding is zero maintenance and insect and rot resistant.

Unlike traditional timber cladding, our smooth composite cladding does not require staining, varnishing or sanding throughout its lifespan. The smooth surface of composite cladding provides a uniform appearance, without the natural variations found in wood.

Smooth composite cladding is available in a range of eight composite colours - Redwood, Olive Green, Ivory, Teak, Coffee, Charcoal, Light Grey and Stone Grey.

Thermowood Timber Cladding

Thermowood Timber Cladding:

Thermowood timber cladding is a type of timber that has been heat-treated to improve its durability, stability, and resistance to moisture - without using any chemicals. It is created by heating the timber to around 160 - 215°C in a controlled environment with steam.

This process changes the structure of the wood: Reduces moisture absorption, resistance to rot and fungi and makes it less likely to warp, cup, or twist.

Thermowood is often chosen as a premium cladding material because it looks modern, lasts long, and requires minimal maintenance.

Thermowood is a rich brown color, ranging from a golden brown to a deep chocolate, as a result of the heat treatment process.


Western Red Cedar Timber Cladding

Western Red Cedar Timber Cladding:

Western red cedar timber cladding is a naturally durable wood that is prized for its beauty, stability, and resistance to decay - without the need for chemical treatments.

It comes from sustainably managed forests and contains natural oils that protect it against moisture, rot, and insect attack. It is lightweight yet strong, making it ideal for external cladding and architectural features.

Western Red Cedar is well known for its warm, rich colouring, ranging from pale honey and pink tones to deep reddish-browns.

Over time, when left untreated, it weathers naturally to an elegant silver-grey patina, giving buildings a timeless, contemporary appearance.

All our prices include the delivery and complete on-site construction by fully trained professional installation teams.

Each composite garden room is installed with the minimal of disruption, typically within 3-7 working days (dependent upon size) and normally without the need for planning permission.

Delivery and on-site installation is included within mainland UK.

Unfortunately we do not install our garden rooms in Northern Ireland or any areas outside of the UK mainland.





Site Area

Site Area

In order for us to construct your new composite or timber garden room on site we need the construction area to be clear of any old buildings or sheds, trees, rocks and shrubs etc.

When constructing our buildings, it is important to choose a suitable location that is level and has proper drainage. This helps to ensure that the building is stable and durable, and prevents any water damage or drainage issues.

If the site area is not solid or entirely level, you do not need to worry, as our prices include our concrete and steel pile foundation base system. This unique system can accommodate slopes of up to 12 inches across the width of the building.




Garden Rooms Permitted Development Rules

Outbuildings (including garden rooms) are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

  • No outbuilding on land forward of a wall forming the principal elevation.
  • Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual pitched roof or 3 metres for any other roof.
  • Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwelling house.
  • No verandas, balconies or raised platforms.
  • No more than half the area of land around the "original house"* would be covered by additions or other buildings.
  • In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres.
  • On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
  • Within the curtilage of listed buildings any outbuilding will require planning permission.

* The term "original house" means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date). Although you may not have built an extension to the house, a previous owner may have done so.

* Designated land includes national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites.
